Why Some Sellers Intentionally Choose a Veteran-Owned Real Estate Investment Firm
Selling real estate is one of the most significant financial decisions most people will make. Whether you’re selling a family home, a multifamily property, commercial real estate, vacant land, or a development opportunity, choosing the right buyer is about much more than comparing purchase prices.
Every property owner has different priorities.
For some, it’s about finding a buyer who can close quickly.
For others, it’s about working with someone who understands construction and can purchase a property that needs significant repairs.
Some sellers want privacy and prefer selling off-market rather than listing publicly.
And for some Massachusetts property owners, working with a certified Veteran-Owned Real Estate Investment Firm is an intentional part of their decision.
Sometimes that decision comes from personal military service.
Sometimes it’s because a parent, spouse, sibling, grandparent, or child proudly served our country.
Others simply make a conscious effort to support veteran-owned businesses whenever they have the opportunity.
Whatever the reason, choosing who you sell your property to is personal.
At Velney Development, we’re proud to be a Massachusetts Certified Veteran-Owned Business Enterprise (VBE) specializing in real estate investment and development throughout the Commonwealth. Our primary markets include Somerville, Boston, and Cambridge, but we’ve purchased and evaluated properties across Massachusetts.
I, the company founder, am a Service-Disabled United States Marine Corps veteran. My military experience, construction background, and real estate expertise continue to shape the way we approach every property and every client.
Military service is an important part of our company story.
It isn’t the only reason people choose to work with us.
Property owners also choose Velney Development because they want to work with a local company that understands Massachusetts real estate, construction, redevelopment opportunities, and the unique challenges that come with buying and selling property in today’s market.
Whether you’re selling a home that needs repairs, an inherited property, a commercial building, or vacant land with development potential, our goal is simple:
To provide professional guidance, honest communication, and thoughtful real estate solutions from the first conversation through closing.
From the Marine Corps to Massachusetts Real Estate

Long before I purchased my first investment property, I spent five years serving on active duty in the United States Marine Corps.
During that time, I completed two combat deployments to Iraq and later deployed aboard a United States Navy ship supporting maritime security operations, where our task force participated in the capture of 32 pirates off the coast of Africa.
Military service challenged me in ways I never expected.
It taught me to stay calm under pressure, prepare before taking action, solve problems with the resources available, and understand that success is always built through teamwork.
When my military service ended, I returned home to Massachusetts ready to begin a new mission.
Like many veterans transitioning into civilian life, I wasn’t looking for shortcuts.
I was looking for an opportunity.
Military service challenged me in ways I never expected.
.
Using the GI Bill, I enrolled at Wentworth Institute of Technology, where I earned my degree in Construction Management.
That education became the bridge between military service and the real estate industry.
It gave me a deep understanding of how buildings are constructed, renovated, and redeveloped while reinforcing something the Marine Corps had already taught me—mastering the fundamentals creates long-term success.
Today, those experiences continue to influence the way we evaluate every opportunity at Velney Development.
We’re not simply looking at square footage or comparable sales.
We’re evaluating construction.
Development potential.
Neighborhood trends.
Long-term value.
And most importantly, we’re listening to understand what each property owner hopes to accomplish.
Every seller’s goals are different.
Our job is to understand those goals before recommending the best path forward.
The Navy Veteran Who Sold Me My First Home
Every business has a beginning.
Mine started with a simple act of generosity from another veteran.
In 2010, after returning home from active duty, I purchased my very first home on Montrose Street in Somerville, Massachusetts.
The seller was a United States Navy veteran preparing to retire and move to Florida.
Like many first-time homebuyers, I didn’t have unlimited financial resources.
I couldn’t offer his full asking price.
I offered him the most I could honestly afford.
He could have waited for another buyer.
He could have accepted a higher offer.
Instead, he chose to sell the property to another veteran.
Looking back, that decision changed my life.
That home became the foundation for everything that followed.
It introduced me to real estate investing.
It sparked a passion for construction and development.
It eventually led to the creation of Velney Development.
More than fifteen years later, I still keep in touch with that Navy veteran.
Every once in a while, we laugh about how neither of us could have imagined where that one decision would eventually lead.
His decision also taught me an important lesson.
Real estate is rarely just about numbers.
Every seller has different priorities.
Every seller has their own definition of value.
For some, price is the deciding factor.
For others, timing matters most.
Some value privacy.
Some want certainty.
And some intentionally choose to work with another veteran because of a shared understanding of military service.
There isn’t a right or wrong answer.
Every seller has the right to choose the buyer they believe is the best fit for their property and their goals.
I’ve never forgotten the opportunity that a Navy veteran gave me.
It reminds me every day that behind every property is a person, a family, and a story worth respecting.
Why Experience Matters When Choosing a Veteran-Owned Real Estate Investment Firm
Being a veteran-owned business is meaningful to many property owners.
But military service alone isn’t enough to evaluate and purchase real estate successfully.
Experience matters.
At Velney Development, military service is only one part of our story.
Our clients also benefit from years of experience in:
- Real estate investment
- Real estate development
- Construction management
- General contracting
- Residential redevelopment
- Commercial redevelopment
- Real estate brokerage
- Property analysis
- Development consulting
This combination of experience allows us to evaluate opportunities from multiple perspectives.
Sometimes a property is worth renovating.
Sometimes redevelopment creates greater value.
Sometimes a seller simply wants a straightforward transaction without the uncertainty of listing on the open market.
Understanding those differences allows us to recommend solutions rather than forcing every property into the same investment strategy.
Our experience also allows us to purchase many types of real estate throughout Massachusetts—from homes needing major repairs to multifamily buildings, commercial properties, vacant land, and development sites.
When property owners contact Velney Development, they’re not simply speaking with an investor.
They’re speaking with a team that understands how properties are bought, built, renovated, redeveloped, and managed.
That broader perspective often creates opportunities other buyers may not recognize.
What Types of Properties We Purchase Throughout Massachusetts
One advantage of working with Velney Development is that we purchase a wide variety of property types. Because of our background in real estate investment, development, construction, and brokerage, we can evaluate opportunities that many traditional buyers simply cannot.
While our primary markets are Somerville, Boston, and Cambridge, we’ve purchased and evaluated properties throughout Massachusetts. Whether your property is move-in ready, needs major repairs, or has long-term redevelopment potential, we’re always happy to have a conversation.

Why Massachusetts Property Owners Contact Velney Development
Every property owner has a different reason for selling.
Over the years, we’ve worked with homeowners, landlords, investors, business owners, and families throughout Massachusetts, each facing different situations.
One thing we’ve learned is that there is no “typical” seller.
Every property has a story, and every seller has different goals.
Here are some of the most common reasons people contact Velney Development.
Retirement
Many property owners have spent decades maintaining homes or managing investment properties.
Eventually, there comes a time when it’s simply the right moment to enjoy retirement without worrying about maintenance, vacancies, repairs, or managing tenants.
We’re often able to provide a straightforward solution that allows sellers to move confidently into the next chapter of life.
Inherited Property
Inheriting real estate can be both a blessing and a challenge.
Some heirs live out of state.
Some have no interest in becoming landlords.
Others inherit homes that need significant repairs before they could ever be listed on the open market.
Whether you’re settling an estate or selling inherited property, we’re happy to discuss your options.
Tired Landlords
Owning rental property isn’t always easy.
Maintenance costs continue to rise.
Insurance premiums have increased.
Property taxes continue to climb.
Managing tenants can become increasingly time-consuming.
Many Massachusetts landlords reach a point where they decide it’s time to simplify life and enjoy the equity they’ve built over many years.
Major Repairs
Not every property is ready for the traditional real estate market.
Some need new roofs.
Others require foundation work, structural repairs, electrical upgrades, plumbing improvements, or complete renovations.
Because of our construction and development background, we’re comfortable evaluating properties that need substantial work.
Vacant Land & Development Opportunities
Sometimes the greatest value isn’t the building—it’s the land beneath it.
Whether you own vacant land, an underutilized commercial property, or a site with redevelopment potential, we’d welcome the opportunity to evaluate it.
Our development experience allows us to recognize opportunities that many traditional buyers may overlook.
Commercial Property
Commercial real estate owners often contact us when they’re ready to retire, reposition their investment portfolio, or sell a property that no longer fits their long-term goals.
From mixed-use buildings to office space and redevelopment opportunities, we understand that every commercial property requires a different approach.
Privacy
Not every seller wants open houses, multiple showings, or dozens of strangers walking through their property.
Some simply prefer a more private conversation with a local buyer.
Selling directly to a real estate investment firm can provide flexibility and privacy while allowing sellers to explore their options without immediately placing their property on the open market.
Why Massachusetts Matters to Us
Although we’ve purchased real estate throughout Massachusetts, our roots will always be in Somerville.
It’s where I grew up.
It’s where I purchased my first home.
It’s where Velney Development was built.
From Somerville, our work naturally expanded into Boston, Cambridge, and surrounding communities throughout the Commonwealth.
Being locally based matters.
We understand Massachusetts permitting.
We understand local zoning.
We understand redevelopment challenges.
We understand construction costs.
Most importantly, we understand the communities where we invest.
While national investment companies may evaluate properties from hundreds of miles away, we’re here.
We’re part of these communities.
That local knowledge allows us to make informed decisions while helping property owners better understand the opportunities their properties may offer.
